Planning a Project in Beverly Hills
Make an Older Beverly Hills Home Work Like a New One
Start with the property address and the work you want to build. The City of Beverly Hills has its own Permit Center. Central Area rules differ from those for the Hillside Area and Trousdale Estates. In an older home, changes to wiring or plumbing belong in the scope alongside the finishes. As your general contractor, we connect those decisions to the design and construction plan, including:
- A walkthrough of your home and an honest read on what's possible
- Design guidance that turns ideas into plans you can actually build
- Permits and inspections handled with the City of Beverly Hills, with updates at every milestone
- A defined scope, written quote, and schedule before crews start
- Our own licensed, bonded, and insured crews at every phase
You choose how far to take it. We answer for every trade on site.

Why Choose Us
Discover Why 70%+ of Our Work Comes from Word of Mouth
We keep permits, budget, timeline, and communication connected through one accountable process.
Learn moreLearn morePermits, Plans, and City Coordination
Los Angeles remodeling often means permits, plan check, inspections, and coordination with city requirements. We keep those steps connected to the design and construction plan so they do not become a separate burden for you.
- We review permit needs early.
- We coordinate plans and documentation with the remodel scope.
- We treat inspections as part of the process, not an afterthought.
- We connect design decisions to build requirements through one accountable team.
Scope Clarity Before Construction
Budget surprises usually begin with unclear scope. We help define the work, identify construction realities, and connect finish choices to the plan before the job is underway.
- We discuss the scope before work begins.
- We clarify material priorities early.
- We surface potential cost drivers during planning.
- We explain changes before moving forward.
A Schedule Based On Real Work
We organize the schedule around the real construction sequence: planning, ordering, permits, demolition, trades, inspections, finishes, and final details.
- We connect milestones to actual work phases.
- We coordinate trades through one accountable team.
- We communicate delays and decisions clearly.
- We include the final walkthrough in the schedule.
Communication Without Chasing

- We provide regular updates during active work.
- We clarify the decisions you need to make next.
- We keep design and construction connected through one team.
- Our owners stay involved through key project moments.

Our Process
How We Bring Visions to Life
Five steps keep scope, design, permits, construction, and final review connected.
Learn moreLearn moreScope Review and Consultation
We start by understanding what you want to change, what fails daily, and how you want to live in the finished space. Goals, rough scope, timing, and fit all get discussed straight.
Design, Scope, and Budget Planning
Design and budget develop together: Donna guides the choices, Eli prices the build behind them. Nothing locks until both sides agree.
Plans, Permits, and Schedule
The City recommends discussing the project with its Permit Center before applying. Its electronic process covers building plans and applicable mechanical, electrical or plumbing plans. We account for plan review and corrections before setting the construction sequence. Material ordering and inspections also affect timing. Ask which stage each date covers.
Construction and Updates
Your project manager coordinates the trades with Eli leading construction. Before work starts, review delivery access and protection for the parts of the home you are keeping. The City publishes weekday construction hours and holiday restrictions, which belong in the schedule along with inspections. Updates should make clear what is complete and what decision comes next.
Final Walkthrough and Completion
At the end, we review the finished work with you, handle final details, and make sure the result feels right before calling it complete.
FAQ
Everything You Need to Know About Remodeling With Us
Straight answers about fit, design, permits, budget, changes, updates, and completion.
Learn moreLearn moreWhat Beverly Hills projects are a fit?
We handle major residential renovations and room additions, along with ADUs. Kitchen and bathroom remodels are also part of our work, and we build custom homes. As your general contractor, we coordinate the design with the construction scope and trade sequence. We do not take commercial projects.
Do you have completed projects I can review?
The gallery on this page includes Bentley Avenue in Culver City and projects in Santa Monica and Westlake. These show work across Los Angeles, with locations identified on each project. Compare the scope and finished details with your own plans, and use the client videos to hear about the homeowners' experience of the construction process.
Who handles the design?
Donna guides layouts, materials and finishes, with Eli reviewing their construction requirements. During planning, establish which drawings need an architect or engineer and who will prepare and sign them. The City's electronic submission instructions require the professional of record to sign and stamp plans. Design selections and permit documentation need to agree before the related work starts.
Who manages construction?
Eli leads construction, and your project manager coordinates daily work and updates. Discuss who makes site decisions and which choices need your approval. A useful update connects completed work to the next phase, including any inspection or material delivery that affects it.
Who coordinates plans and permits?
Our team coordinates the permit process with the City of Beverly Hills. The written scope should identify who prepares the plans, submits corrections and pays city fees. Confirm any Planning review before relying on a building permit schedule. Central Area homes can require design review for changes visible from the street, including windows or roofing.
How is pricing established?
We price the defined work in a written estimate. Changes to the structure or building systems affect the cost, as do finish selections and site access. When comparing general contractors, check whether the price covers plan preparation and required engineering. Ask about permit fees and material allowances, then compare the same scope and exclusions. Bring any existing drawings to the consultation so we can discuss what still needs to be resolved.
What happens if you discover a hidden condition?
We review the condition, the recommended response, and the likely effects on the project before related work continues.
How are project changes handled?
Keep agreed changes in a written change order that states the work and its effect on cost and completion dates. A change to approved plans may also need City review. The contractor and homeowner should resolve those steps before the affected work proceeds.
Can we stay in the home during construction?
It depends on the scope. We can discuss access, phasing, dust control, utilities, and whether safe living areas can remain available.
What happens after the final walkthrough?
We review final details and care information with you. Ask for the status of required inspections and any Certificate of Occupancy or Completion. The City issues that certificate after the required documents and approvals are in place and related permits have been finalized. Keep approved changes with the project records, and check your written contract for warranty and service terms.
