Whenever we’re working with an existing property, we have an existing space in which to work. We have to carefully measure what is already there and find a way to replace it or add to it with something else. Modern technology makes it possible to build these projects in a digital environment so we can move around inside of it and see from every angle what the end result will be.

An Amazing Look for Your ADU
Paint
The colors of materials that go into your new ADU will make or break the design. That’s why we rely on the keen design-eyes of Donna to make sure everything flows and provides the desired effect and feel we’re going for. The walls will often be painted early in the process before the cabinets and trim go up. Touch-ups will be done near the end as needed to make sure the final product is 100%.
Kitchen and Bathroom Cabinets
The cabinets will be delivered in carefully packaged boxes. Our carpenters will take the checklist and check through each box to make sure the cabinets are the correct shapes and sizes and also make sure they’re not damaged. When it’s time to install them, you’ll be amazed at how fast it goes. One minute your walls are bare. A few hours later, your kitchen has been transformed.
Countertops and Backsplashes
Once the cabinets are installed, the countertop company will send a technician to take a careful laser-guided measurement. He’ll take that measurement back to the factory to cut the stone in the exact shapes and sizes that will fit your home. Once they come back and secure the countertops in place, the tile installer will install your backsplash. This is where things really start to come together.

Though typically smaller, an ADU is basically another house. It has all of the amenities a normal house has and that requires an ample supply of electricity and water. Wastewater must also be carried away from the building and connected to the sewer or septic system.

The trim is what frames your floors, ceilings, windows, and doors. It’s what adds a depth of field to your walls and makes you take notice when you walk into a different room. The type of trim that goes into your ADU will depend on the other major design features of the project and add an elegant transition to each room.
Flooring
The flooring doesn’t only need to look great, but it needs to hold up to the abuse it’s surely going to receive from the day-to-day life of the inhabitants of your ADU. Dropping things, dogs running around, and spilling liquids are only a few of the challenges your floor must be facing so we’ll take special care when choosing the materials and construction methods for this part of your project.
Lighting
Finally, lighting is what makes the magic happen. A proper lighting installation accents the amazing features of your new ADU while shining light, literally, on your day-to-day activities. Again, Donna’s eye for design when it comes to lighting puts the finishing touches on every ADU remodel project we complete.

Going back and forth on what the design will look like is the fun part. Next comes the technical parts. With the help of architects and engineers, we figure out what kind of structural elements will support the visual designs that were decided on. The end result is a blueprint that can be used to plan and then execute the project.

Pricing out the design
Usually, the finished blueprint is handed over to a general contractor, but at Quality First Builders, the general contractor has been involved since day one. This means that he already knows what’s going on and the plans already reflect the reality that is our physical world. There’s no need to spend months going back and forth between the whimsical designer and the realist contractor because they already know each other very well. They are man and wife.
It’s up to the general to craft the plan of attack and make a list of all of the tradesman that will be necessary to complete this complex process. He reaches out to the proven professionals in his network and tasks them each with analyzing their part of the project and producing an estimate to complete his part. They’ve been working together for years so the process is smooth and efficient.
Getting the necessary permits and lining up inspections
The general contractor also interacts with city officials to make sure all of the necessary permits are purchased and the inspections lined up for each stage of construction. He uses his years of experience and personal contacts in the city to make this process move along quickly while avoiding getting held up for no good reason.
Scheduling the project
Once these necessary pieces of the puzzle have been gathered, it’s time to plan how they will go together. Punch List: The final pieces to the puzzle
Near the end of the construction process, there is always a list of small things that need to be taken care of. This is when you’ll see the clipboard come out with a long list of items, half of which are checked off. The punch list is well underway and the moment the last item is checked off, it’s time to clean up and move on to the next project.
The Final Walkthrough
You will have undoubtedly spent a lot of time walking around your project when nobody is there looking at the progress as it unfolded but it’s still important that we do a final walkthrough together and make sure everything is to your satisfaction. This is a great time to ask questions about that other project that’s been in the back of your mind and get an idea of what the cost might be and when you would like to do it.
